How this list is made
- Source: the average WOZ value of homes per buurt (BBGA indicator WWOZ_GEM) from Gemeente Amsterdam, most recent published year (2026).
- Alongside it: registered crimes per 1,000 residents (VMISDRIJF_1000INW, 2025) and the share of owner-occupied homes (WKOOP_P, 2026).
- Neighbourhoods with fewer than 500 residents (2026) are left out, 42 this year, so harbour and business areas with a handful of homes don't distort the bands.
- An average follows the housing mix. A buurt of small flats or mostly social rent averages low even when the homes that come up for sale are not cheap, and a low owner-occupied share means few homes are for sale at all.
- This page refreshes automatically when the municipality publishes a new year.
Frequently asked questions
What is the cheapest neighbourhood in Amsterdam?
By average WOZ value, Baaibuurt-Oost (Zeeburgereiland/Bovendiep) was the cheapest Amsterdam neighbourhood with at least 500 residents in 2026, at €103,154 per home. Next come Riekerhaven (€127,309) and D-buurt (€135,517). A very low average usually points to small homes, such as student or social-rent flats, rather than cheap family homes for sale.
Where can I buy for under €400,000?
In 2026, 54 of 387 neighbourhoods had an average WOZ value under €400,000, most of them in Amsterdamse Poort e.o., Bijlmermuseum and H-buurt. The lowest averages were in Baaibuurt-Oost, Riekerhaven and D-buurt. WOZ is the municipality's tax valuation of the average home at a past reference date, so asking prices are usually higher. Set your budget above to see the full list, then check listings and the specific address.
What is the average WOZ value in Amsterdam?
The average WOZ value for Amsterdam as a whole was €584,491 in 2026. Of the 387 neighbourhoods on this page, 221 average below that figure and 166 at or above it.
Which affordable neighbourhoods have low crime?
Among neighbourhoods with an average WOZ value below the Amsterdam average (€584,491, 2026), the lowest registered crime rates in 2025 were in Aetsveld-Zuid (9 per 1,000), Tuindorp Oostzaan-West (11 per 1,000) and Tuindorp Nieuwendam-West (21 per 1,000). Amsterdam as a whole recorded 86 per 1,000 residents. Open a neighbourhood for the breakdown by crime type.
Is the WOZ value the same as the asking price?
No. The WOZ value is the municipality's tax valuation at a past reference date. Asking prices and sale prices are usually higher, and depend on the size and condition of the home and on the market when it sells. The averages on this page count every home in a neighbourhood, from studios to family houses. Use them to compare areas, not to price a home.
Why are some neighbourhoods missing?
Neighbourhoods with fewer than 500 residents are left out (42 in 2026), because an average over a handful of homes says little. Neighbourhoods without a published average WOZ value are missing too.
