Amsterdam energy labels: what A to G actually costs you

Every home in the Netherlands gets an energy label from A to G, where A is efficient and G leaks heat. It looks like a formality on a listing. It is not. The label touches three things that cost real money: your heating bill, your mortgage, and, if you rent, the rent itself.

The heating bill

A draughty pre-war flat with label F or G can run a few hundred euros a month more in winter than a well-insulated label A home of the same size. Single glazing, no wall insulation and an old boiler add up fast. If you are choosing between two flats at the same rent, the label is the difference in your monthly total that the listing quietly leaves out.

What you can borrow

Since the mortgage rules tightened around energy, a better label can let you borrow more, and lenders offer extra room for buyers who plan to insulate. A low-label home you intend to fix can sometimes be financed with that work built in. Ask a mortgage adviser, because the exact amounts change each year.

Rent caps in regulated homes

For a regulated rental, the energy label feeds the points system that sets the maximum legal rent. A higher label adds points, a low one subtracts them. If you rent a place with a poor label, it is worth checking whether the rent you are being asked to pay is even allowed.

Where to find the label

Official labels live in the national EP-online register, tied to the building. On 500meters, search an address and the energy section shows the registered label, the build year and the property type. One caveat: a label can be old or based on an estimate rather than a full inspection, so treat a surprisingly good label on an old building with mild suspicion.
